Steps to making a legal secondary suite

Legal basement suite are quite popular nowadays. It can help you pay your mortgage, increase the value of your home and create a new revenue stream. There are many steps required to make sure your basement is deemed to be a legal secondary suite. I will outline some of them and provide some links that you can check out to help you understand the process. 

Until fairly recently, you were only able to have a secondary suite in a single detached home. You are now able to apply for a secondary suite permit for a detached, attached, duplex and row housing.

The main considerations are:
-Secondary entrance
-Height requirements in the suite
-Bedroom window egress size
-Fire separation
-Independent heating and ventilation systems
-Interconnected smoke alarms 
-Parking requirements

Before you start any construction you will need:
-Apply for a development permit and building permit with your municipality
-A Real Property Report at the time of application
-A floor plan showing all dimensions including heights
-Other permits may be needed such as: plumbing, heating, ventilation, gas and electrical.
